Your Quarterly Social Media Tip: Targeting the
Right Audience on Facebook
Whether you’re boosting or advertising on Facebook, you have the option to target a specific audience. The more
tailored your audience is to your message, the more success you will find with your campaigns. This is your opportunity
to create your ideal customer profile.
When setting up your campaign or editing an existing one, under the Audience section, you will see a few options.
Click Edit or Create New Audience to edit:
• Locations
• Age
• Gender
• Financial status
• Languages
• Detailed Targeting
(Facebook has three primary audience types: saved audiences, custom audiences, and lookalike audiences. Learn

Under Locations, I recommend including and/or excluding locations for your campaigns. For example, if you’re
advertising an open house in Denham Springs, include “Denham Springs” and it will reach Denham and a surrounding
25 miles radius. You can edit this detail, too.
Under Detailed Targeting, you can choose demographic and behavior information like education level, home status
(renting, single-family, etc.), relationship status, and more.
Tips for Targeting Consumers:
• Under demographic and behavior, search for: likely to move, renters, first time homebuyer, homeowners, etc.
• Under interests, search for: real estate, Zillow, new homes, etc.
• Set a minimum income!
• Marketers say age 39 is a magic age – if you haven’t bought a home yet, you are likely to soon.
Tips for Targeting Realtors:
Although Facebook has removed the job targeting feature, you can target Realtors and Builders by their Interests.
• Make sure you’ve included location targeting
• Under interests, search for: Inman News, RISMedia, Women’s Council of Realtors, Top Producer systems, Real
estate lead generation, realtor.com Pro, Premier Agent Zillow, Tech Savvy, Active Rain, etc.
