starting to think, "Okay, well I need to get things going again. I
need to kind of start over."
Dean Jackson: 00:27:13 She thought she had lost all the opportunity with the leads she
had already generated so she thought, "Well I need to generate
some new leads." That's always where our first thought is when
we're gonna do something. I said, "Well have you been in
contact with any of the people who are already on your list?"
You know? She had a few hundred, several hundred people who
were on her list already I believe that she generated. She said,
"No, I haven't done a thing for eight months." And I said, "Well
let's just send an email to them and see what's going on." We
send out an email, we just put their name in the subject line and
we said, "Jennifer, are you still looking for a house in
Georgetown?" That's it, right? No other words and this is very...
Dean Jackson: 00:28:03 How many of you right now feel like you wanna finish that
thought, right? "Because if you are, I've got these really great
things. Or here's what to do" or all this stuff. The reality is the
less that you can do, the better in this situation. We want
people to respond so it's very personal here, right? "Jennifer,
are you still looking for a house in Georgetown?" Now, she sent
that out and here's what you need to be prepared for because
you better have some tissue with you kind of thing because the
first thing that's gonna happen is people are gonna email back
and go, "Oh, we just bought" or "No we closed" or "We found
one." All this money that you've lost out on because you didn't
send this kind of a message to them. Then, you're going to get
people saying, "We were just talking about that. We're ready to
get back out and start looking" or "We were looking over here
at this one and" you know, she ended up connecting with
people and doing a transaction. They sent this out on a
Wednesday and literally had done a transaction with somebody
she reengaged with within seven days of sending that email.
Dean Jackson: 00:29:14 Now, you can see that there's so much opportunity here for you
to do this. We've done it with so many different ways, right?
That's one way, "Are you still looking for a house in
Georgetown?" Here's another one, this is my favorite. Again,
one of my favorite subject lines is just put their name in the
subject line. "Hi Dan, are you still looking for a yacht?" This is
one of my favorite stories because to date, this is the highest
value one that we've ever sent. Had a guy who was a yacht
broker, young guy. Yacht broking is kind of an old boys kind of
network, right? He's in Ft. Lauderdale, he joined this brokerage
there and those guys have zero time for time waste, land lovers,
